What to Expect from Tax Appeals with TTP

It all begins at the Appraisal District. The District must reappraise all properties in the county at a minimum of every three years; however most counties revalue properties every year. This mass appraisal model requires the appraisal district to assess a large number of properties within an entire neighborhood or geographical zone at the same time. 

They assess your property’s market value through a mass appraisal model with a target appraisal date of January 1. In an effort to be fair and equal, the appraisal district will assess according to the median or middle value. Generally speaking, when the mass appraisal model is applied, some people get underassessed while others get over assessed.

Not everybody gets a reduction, but we will always review your case & try to maximize your savings.

Consider this:  if you are above the median, this means there is an opportunity to reduce the value of your property assessment & reduce your tax burden!  If your property falls above the median appraised value, there is a greater opportunity to reduce your tax assessment. 

Wondering what happens if you fall below the median? We still file your appeal, and then conduct extensive research and review County appraisal evidence to determine if your assessment is accurate.  

While it is less likely to achieve a tax reduction, we may still find opportunities to help our clients save! Our fees are entirely based on the success of your appeal, so any year you see no savings there will be no fee.
